How Dens Park was supposed to turn out after the redevelopment of the stands behind the goals.

Just with all the talk about people wanting the ground revamped and the article in the 'Tully' the other day, it made me dig out this photo that I saw on the Dundee Shrine page.

Shame that the funds ran out, because that looks pretty tasty for a stadium.... Oh just stick the press in the New Derry ;)

Sorry about the double post DB, I blame my IPhone ;-)

Aye it looked cracking I thought. Is there not something about most of it being landfill? I always thought that up until recently, we weren't allowed to build on it.

Since Dens is owned by John Bennett, I would have thought the current board would have required his permission to build or modify Dens.

I'm sure someone more in the know will correct me if I am wrong.

Would be great if we could get a stand like the end ones right up the south side of the ground. Although the Derry has always had a great atmosphere and is legendary, it now looks delapidated in this day and age and the gap between the Derry and Bobby Cox just looks daft.

The old stand would retain the feeling of history and tradition at a Dens on its own and would look fine flanked by 3 up to date ones.

Guess we would have to get Dens back under ownership before we could do anything though

Hello Dee Dee ....... and welcome,

I know the guys at DFCSS, have been working hard to get the buying back of Dens moving along.

Did Peter (chairman) not not put out some statement on one of the forums a weeek or two ago ?

The obvious stumbling block of course is raising the money.

But if it is possible to put that aside for now, the other stumbling block, I imagine is to get all the parties to meet together and come up with some plan.

DFC (who probably have there own ideas of what they want), DFCSS, OWNER, BUSINESS TRUST, and of course us DFC FANS and SUPPORTERS.

Maybe it is something for the future.

But the picture look great ..... and I like your idea of combining the history and tradition of the old stand, with a modern look south stand.

Maybe we should all be checkin' oot oor piggy banks and p.o. accounts !!

Think doing the south side would make the stadium look a lot tidier and bring it into the 21st century. As long as we don't do anything too daft, it wouldn't damage the atmosphere and could even improve it quite a bit with bringing the home fans next to each other.

There are a couple of stands that other teams have that would suit us quite well I think.

Dunfermline's north stand (holds ~2300) is quite neat and does the job it's meant to do. I think an updated version would allow for the pillars to be removed:

Queen of the South as well(~2200):

It's pretty hard to find information on how much these cost (and then evaluating if it would be easy to fit at Dens; would we need a path for new turnstiles from the Bobby Cox side to prevent the closure of the stand in bad weather?). I've seen the Queen of the South stand being quoted around £500k in the 90s so I don't know how that would work out now (I'm guessing inflation would take that number up to £900k alone).

I'm not sure what ways there are on getting that cost down. In 2008, Morton purchased one of St Mirren's roofs when they were leaving Love Street (for around about £50k) and planned to put in a 2,000 seater stand for another £150k but never got round to doing it (and probably won't since there is no minimum seating rule for SPL compliance anymore). Maybe, if a club with a stadium too big for their needs, like Airdrie or Clyde, seek a new home then we might get an opportunity to purchase materials a bit cheaper and get good value.

Obviously, as Dee_Dee and geedee point out, we actually need to own our own stadium first! I believe that we can pretty much do what we want on it now (Bennett doesn't care apparently) but then I doubt it would be wise for the club to spend a substantial amount of money to build on something not belonging to them.

We need some proper consultation with some plans set out to us. If there is a hidden desire in the boardroom to move to a new stadium (the balance sheets may show that Dens is a long-term burden while other clubs in the league have stadiums which generate revenue) then now is the time to come out with it so we can analyse our options. It would be pretty bad if the main board and DFCSS start pulling in different directions and not communicating clearly on this.

I was wondering about doing substantial improvements, like sorting the Derry, even though we don't own the ground.

Not at all sure if there is any sense in even thinking about this but there might be some way that "Tenants Improvements" could be recognised by the landlord. Surely there are property owning/managing Dees who could give a view on this that was based on their experience.
