20 Year Lease On Dens

I see BBC gossip says that Dundee would have to negotiate away from 20 year lease on dens. I suspect if the owners of the stadium play hardball ( and why would they want dens?) that will add considerably to cost of new stadium. Maybe there is some sort of negoiations going on about buying the stadium and all this is just posturing?

Unfortunately, I can't agree with that.

Looking at the way the land is, I don't see there being any scope for adding additional function to the stadium.
It's a sad fact that one or two football games a week are not enough to keep the wolves from the door - we need other income streams, and Dens isn't a place where that is going to happen.

I was just wondering about something else...

How LONG has it been since Dens had anything like a proper 'renovation'...?
Is it long enough ago that we might still have some *health issues* should the stadium be torn open.. I'm thinking asbestos, here.
It was widely used as a flame retardant, and I have little doubt it was incorporated into the stadium build at some point...
Have we had any kind of works that would alter our structure so much that this would have been a problem then?
If not... it might still be there... And a hindrance (a costly one) to any real renovation.

Anyone know?

You might be right re asbestos. We just don't know. Let's agree to disagree. I feel a new stand with top notch facilities and also a hybrid pitch could open up the club to other income streams.

Also there is enough space on the south of the ground to even include a multi storey car park in a new stand structure. We would save a ton of money too. Also not waste the perfectly good Cox and Shankly stands.

Imagine how good a towering new stand would look, high up on the south side of the ground? We'd have history, location, a unique ground plus new income streams.

Im probably one of very few who does actually enjoy most of dens. I think the main stand is one of the most unique stands in scotland and has bundles of character to it. I would agree it needs major redevelpment to the interior and exterior...and possibly more seats added to the bottom. I would love to see the derry bulldozed, flatended and a new modern state of the art pitch length stand put in place. I reckon that would increase atmosphere with all 4 stands enclosed. Hotel, gym, bar etc build behind the derry. Im no expert on arcutecture and no idea if its possible on that land but id much prefer a freshening up of dens rather than a new stadium that could end up being souless just like killies or st.mirren. i agree the club needs to be brought into the 21sr century though .

Surely Bennett would have put one in or did he not think we would ever build another stadium? ;)

Surely think the club will have risk assessed the future of Dens or the land it stands on before embarking on any new stadium venture, if indeed that is what they've done?

Obvious thing would be to buy Dens ASAP from JB to avoid hacking him off ten to demolish it and sell the land for housing if the new stadium comes about. The £850,000 price that JB has put on the sale of Dens is small fry compared to the eventual cost of any new gaff.
